Information for Newcomers
Dear New Neighbor,

You have made an excellent choice when you elected to join our community. Green Lane Village is a nice place to live with many friendly neighbors. To encourage everyone to get to know each other, our community organizes several social events each year. As a new owner, you are automatically a member of the Association.

The Association provides lawn maintenance and common area landscaping for single unit residences. The Association also mulches your flowerbed, usually in April of each year. Single-family homeowners are responsible for the maintenance and the exterior appearance of their homes. In the event of inadequate maintenance, the Association has the authority to have the work done and require the owner to pay the cost.

The Association provides complete exterior maintenance for multiple unit residences, including landscaping. There are some exceptions, however. The Association does not maintain the exterior decks and the flowerbeds immediately adjacent to your house. The Association does clean out and mulches the flowerbeds once a year in the Spring, but you are responsible for maintaining the plants found in your flowerbeds, including the removal of obvious weeds and dead plants. Most people enjoy this gardening activity. If you elect not to do this however, the Association will maintain the plants for you at an extra charge.

The exterior maintenance of multiple unit residences includes roof, siding, driveway, and the walkway, but does not include replacement of broken glass nor do we replace dead plants adjacent to your house.

Except for planting flowers and small plants in your flower bed, YOU MUST REQUEST PERMISSION FROM THE BOARD OF DIRECTORS BEFORE YOU CHANGE THE EXTERIOR APPEARANCE, INCLUDING THE LANDSCAPING, OF YOUR HOME. Snow removal from the roads and courts is the responsibility of Westtown Township. Snow removal from the sidewalks is the responsibility of the Association. You are responsible for removing snow from your driveway and walkway.

The Association establishes its annual budget every year in October or November. There are different fees for single homes and multiple unit homes because the Association is responsible for the exterior maintenance of the townhomes. The new budget and maintenance fees for the year are effective in January. Early in December, each homeowner receives a payment book for the upcoming year.

The annual meeting of the members of the Association takes place in September every year. The Directors for the following year are elected at this time. You are encouraged to take an active role in your community and participate in its management.
